Medway Bridge Marina, Manor Lane, Rochester, Kent, ME1 3HS
Located in a vibrant working Marina and Boatyard and offered with the benefit of Outline Planning Permission for a scheme of 36 no. residential apartments
Closing Date for Bids: 12 noon Friday 27th October 2017
Medway Bridge Marina is a fully functioning marina offering long and short term berths for sail and power craft as well as a full range of boat sales and repair services. The proposed residential site is located towards the western end of the Marina complex and will be serviced by a new access road running along the southern boundary of the Marina following the demolition/remodelling of some the existing buildings on the site.
Currently used for secure caravan storage the site extends to c. 0.58 ha (c. 1.4 acres) in size (including the access road). It is at a raised level above the shoreline and is currently laid to hard standing. At the waters edge there are number of permanently occupied houseboats which will remain and provide an interesting outlook across the River.
An outline planning application was submitted to Medway Council under reference MC/15/2332 for residential development comprising 36 residential apartments (32 no. 2 beds and 4 no. 3 beds) with all matters, except access, reserved for future consideration. This application was refused and the subsequent Appeal under reference APP/A2280/W/16/3166157 was allowed. The proposed layout and elevation drawings show two blocks of apartments spread over 3 no. floor fronting the river with a further block to the rear. Parking is provided undercroft taking advantage of the level changes of the site. However, there is flexibility in the final layout, and design as all these matters are Reserved.
