The site extends to c. 0.27 ha (c. 0.11 acres) in size and currently comprises a two storey property under a pitched roof to the frontage and a collection of lock up garages to the rear. The existing property is arranged as a retail unit to the ground floor with a 1 bedroom flat above.

Detailed Planning permission was granted under planning reference DOV/16/00007 by Dover District Council on 1st April 2016 for a scheme converting the ground floor of the retail into a self contained 1 bed flat, and a new attached 2 bedroom house on the frontage. In addition, the scheme proposes 2 no. 2 bedroom semi-detached properties in the rear with a garage and carports.

At the time the planning permission was obtained it was necessary to transfer the proposed garage within the scheme to a third party that had an interest in the site. A separate agreement has now been reached with this party meaning this is no longer necessary and the site is offered wholly unencumbered. This presents the potential to enhance the scheme by making Plot 2 a more traditionally laid out 3 bed unit with lounge and kitchen/diner on the ground floor and 3 no. bedrooms on the first floor. This is subject to all necessary consents being obtained.
