Chartham is a small village on the river Stour approximately 3 miles south of the City of Canterbury.

The total site extends to c. 17.1 ha (c. 42 acres) in size. The majority of the site is undeveloped pasture/farmland land to the east of Cockering Road with a long road frontage. An elevated area of the site extending to c. 2.74 ha (c. 6.8 acres) was a former farmyard. Here all the former buildings have been demolished, the land restored and the spoil removed to leave a large expanse of chalk hardstanding. It is on this area where all of the proposed residential development is located.

The site has a Certificate of Lawful Development for commencement of works in respect of CA/16/01277/VAR for the restoration of agricultural land across two adjoining sites, the processing of on-site material and associated landscaping, 10 no. residential units with integral access following demolition of 5 no. barns. Approval was subsequently varied under planning reference 18/01477, which varied the access arrangements and the house type layouts.
